ANZALDUAS MARKET AT SHARYLAND PLANTATION

Retail Potential

The Anzalduas International Bridge is a direct link between the McAllen-Mission MSA and Mexico, most notably the Mexican cities of Reynosa and Monterrey. Its location has several important international implications regarding transportation, commerce, retail access, and population demographics. The demographics include Mexican nationals, native Texans already living in and around the McAllen-Mission MSA, and the thousands of North American retirees that winter each year in South Texas.

The new infrastructure and growing demographics will place new demand on existing retail outlets. Many large brand retailers acknowledge that their border stores have some of their highest national volumes.  The Anzalduas Market at Sharyland Plantation represents a prime retail opportunity for regional expansion or for unique retail store concepts that are searching for exclusive locations.

Consumer’s needs were at the forefront of the detailed planning of the Anzalduas retail corridor. Duty free goods, banking, food and general merchandise will all be available on-site, immediately adjacent to the border. These coveted locations will be the first stores consumers encounter upon entering the U.S. In addition, these retail locations are within close proximity to Sharyland Plantation which makes them a convenient destination for the community’s residents, as well as the Mission-McAllen MSA as a whole.

The Northern portion of the corridor is planned to be an entertainment center. There is currently strong demand for this type of retail on both sides of the border which has historically been unfulfilled.  Evening entertainment and opportunities for social gathering spaces are tremendously popular with both shoppers from Mexico as well as the local Rio Grande Valley community.
